Steps To A
Custom Designed Home
SCHEMATIC DESIGN
PHASE
1. REQUIRED DOCUMENTS
The
following documents are needed before the Designer can commence on a
Schematic Design:

| The Lot Plan showing
boundaries, north arrow/direction of orientation (for computing sun
angles), and lot dimensions drawn to a specified scale; |
| The Topographic Survey
(if your lot is sloping or not flat); |
| The Community Building Restrictions
(for deed-restricted communities) |
| It will be useful if you
can give copies of photographs taken from the center of your lot.
Please rotate about 45 degrees after you take each shot. It will allow us to create a
360-degree panorama of views from your lot. This is important to make
certain that windows and rooms are placed for the best views. In
addition, some photos of homes in the area will help us to get a sense
of the architectural environment. If this is inconvenient for you to
do, we can arrange for a photo service that will do it. |
2. DRAWINGS INCLUDED
You will receive an email from the
Designer with an estimate of the
design fees for the Schematic Design services, which will include:
| Schematic Floor Plans (in a computer drawn
AutoCAD program) |
| 1 Significant Elevation, usually The Front Elevation/
Facade. In some cases e.g. Waterfront Properties, the most significant elevation is the side facing
the water. This elevation will be computer-rendered. |

3. AGREEMENT
We
will send the Schematic Design Agreement. After you have
signed it, send the original signed copy with the check for the initial
payment.
Note: Schematic Design Fees are paid 50% in advance and the balance after
submission of the floor plan to you (but before the front
elevation design is created).
4. THE FLOOR PLANS
After receiving the signed Agreement and first payment, we will begin
work on the floor plans and will present the scheme within 30 to 45 days.
We will create a password-protected web site where we will upload the plans
for your project. You will be able to view the plans online,
download them, and make comments while they are being developed.
After reviewing the plans, please make any suggestions for changes that
will make your home more comfortable for you.
5. FACADE ELEVATION DESIGN
 After you have approved the Final Floor Plan Design, the payment of the
second 50% is due. We will now create the computer-rendered First Elevation/ Facade.
The image on the right is an example of a
computer-rendered elevation.

6. REMAINING 3 ELEVATIONS & ROOF DESIGN
The remaining elevations and roof design are included in the
production of the Construction Drawings Set. However, in instances where we
will not be the design service preparing the Construction Drawings Set, we can create the
remaining 3 elevations and roof design in order to complete the Design
Development. This is done after an architectural motif has already been
established and after the approval of the Front Elevation. The fee for
producing the 3 elevations with the roof design is $0.50 USD/ square foot
of floor area "under roof". For SLOPING LOTS or IRREGULAR
LOTS: the cost is $0.55 USD/ square foot of floor area "under
roof" when ordering side and rear elevations package.
7. CONSTRUCTION DRAWINGS SET
After
you have reviewed the Schematic Design and made any revisions that you
need, the next step is to produce the Construction Drawings Set. The
Construction Drawings Set are drawn in AutoCAD format. A "Construction
Drawings Set"
includes detailed floor plans, all exterior elevations (4 sides), typical wall
sections/ building cross sections, site development plan, roof plan/
design, door and
window schedule, schedule of finishes, electrical/ lighting layout, stair
schematic details, and reflected ceiling plans. These are the
information needed when applying for a building permit.
Fees for Standard Service production of Architectural Construction Drawings:
$ 3.00 per square foot of covered area. Estimated time to completion is 6 weeks.
Fees for Express Service production of Architectural Construction Drawings: $
2.00 per square foot of covered area. Estimated time to completion is 2 weeks.

8. COMPUTER-GENERATED 3D PERSPECTIVE RENDERINGS, ANIMATIONS,
WALK-THROUGHS

You also have the option of having the perspective (3D Views) created
by photo-realistic computer modeling. In addition, we can create animated
fly-overs and walk-throughs that will allow you to "feel"
your home before it is built. This can save a lot of money in the
long run, since it minimizes the chance of expensive builder errors.
However, there is a fee for this service, which we will quote to you
based on the complexity of your design.

Special orders such as computer generated
perspectives; fly-overs and
walk-throughs require payment in advance. We subcontract this work to
Third parties.
THE INTERIOR DESIGN
OPTION
9. INTERIOR DESIGN DETAILS
The final phase is the Interior Design/Details Phase. This is
optional. The Interior Design Drawings will include the design of
cabinetry, stairs, railings, lighting design, reflected ceiling design,
floor tile patterns, grille works design, closet design, special
dividers, etc. Interior design fees can
be based on a square foot or per project basis.
We know that all of this may seem
complicated, but don't worry. Our job is to make it all simple for you.
