our Custom Residential Plans:
1. Schematic Plans This
includes the
floor plans and facade (front) elevation.
2. Architectural Construction Drawings Set for a
full set of computer-drafted construction drawings
SCOPE OF SERVICES:
Schematic
Home Plans These are plans
conceptualized or designed
to create the layout of the house. This is considered as the most
essential part of the design process, wherein a creative functional
solution is produced to meet all the client's requirements and
specifications. Schematic Plans are plans for planning purposes alone although they may be sufficient to
be used as models for an architectural construction document set. They do not constitute
buildable plans. Further development is necessary, which may include
civil, structural, mechanical, plumbing, electrical engineering,
etc.
Use this service if:
You want to visualize your new house
ideas on paper first and find out how much your project will cost before
you get a full set of construction drawings.
You don't plan to build your
new house right away, but would like to start developing its design.
You're applying for a construction loan from a bank and need to submit
house plans in your loan application.
You want to price your new house
project with contractors before you get a full set of construction
drawings.

time. For instance, you may begin only with the Schematic Floor plan and
Front Elevation before ordering the rest of the elevations, and only after
you are completely satisfied with the floor plan and front elevation.

Architectural Construction
Drawings Set This
is a complete
set of computer-drafted Architectural Construction Drawings,
including detailed floor plans, all exterior elevations (4 sides), typical wall
sections/ building cross sections, site development plan, roof plan/
design, door and
window schedule, schedule of finishes, electrical/ lighting layout, stair
schematic details, and reflected ceiling plans. These are the drawings you need
when applying for a building permit. Use this service if you need a full set of
construction drawings for the new house you are planning to build.

ONLINE HOME DESIGN SERVICES
You don't have to live in California to take advantage of our design
services. We do most of our communication on-line or by telephone.
Fortunately, the use of online technology lets us easily communicate and
refine the final design to meet your needs. As part of this process, we
also conduct NetMeeting Whiteboard sessions. This will allow us to discuss
the plans/ drawings, and be able to make notes, highlights, or draw over
the plans while doing the teleconference. Even if you're not a
sophisticated Internet user, we'll guide you through the easy set-up
process. Internet whiteboard sessions are so effective that even our local
customers prefer to use this technique during the design fine-tuning
process.
As part of our service, we also create a special password-protected website for your use.
This site will have the uploaded designs for your viewing and commenting;
for sharing with family and friends, your
builder, and your material suppliers for quoting.

Computer graphics are used during the design phase to allow the client to
visualize by walking around and through the virtual home before it's
built. Computer-aided design also gives clearer direction to contractors.
